About the role
Remote (Philippines-based applicants only). $1,200-$2,000 USD/month. Full-Time | Tuesday-Saturday | 10:00 AM-7:00 PM EST. We're looking for an experienced Short-Term Rental Operations Manager to take full ownership of day-to-day operations across a growing portfolio of vacation rental properties. This is not a ticket-closing role - we're looking for someone proactive who identifies problems, proposes solutions, and drives them to completion. Operations & Guest Experience: Manage daily operations across multiple properties, handle guest communications across Airbnb, Vrbo, Booking.com, and direct bookings, resolve guest issues, escalations, refunds, and maintenance emergencies, own the guest journey from pre-arrival to post-stay. Review & Reputation Management: Monitor and respond to guest reviews, handle Airbnb Resolution Center claims and damage recovery cases. Vendor & Cleaner Coordination: Manage cleaners, handymen, landscapers, pool technicians, source and compare vendor quotes. Listing Management: Create and maintain listings across Airbnb, Vrbo, Booking.com, and direct booking channels. KPIs & Process Improvement: Monitor review scores, response times, occupancy, ADR, turnover quality, build playbooks for recurring scenarios.
Qualifications: 3-5+ years of STR property management experience with full operational ownership, hands-on experience with Guesty, Hospitable, Hostaway, or similar PMS platforms, experience handling escalations and making independent decisions under pressure, strong written English and guest communication skills, comfortable working EST hours.
Nice to Have: Experience managing 20+ units, familiarity with Notion, ClickUp, and Slack, knowledge of PriceLabs, Wheelhouse, and revenue management.
